Description
The Property Building Engineer collaborates with the president and senior property manager and applies independent judgement and discretion to maintain and update the properties at 2550 N. Loop W., Houston Texas, and 3131 W. Alabama, Houston, Texas, to ensure the properties are in a reliable and safe condition for the tenants and invitees. The Building Engineer must also understand and apply OSHA safety standards, Commercial Building Fire Standards, and building codes while performing job duties.
Salary Range - $60,000 - $70,000 plus (EoY Bonus, Benefits, and PTO)
Requirements
Essential Functions:
- Timely and successful responses to tenant repair requests and ensure the operations of the properties are in proper working order.
- Responsible for reporting, coordination and sustainment of all OSHA safety standards, Commercial Building Fire Standards and all Commercial Building Inspection requirements and codes.
- Regular communications with the property manager and tenants to resolve maintenance issues.
- Oversee porters and contractors working on the properties; monitor contractor performance and ensure that work is completed according to required specifications.
- Perform preventive maintenance on building equipment, including cleaning and lubrication. Visually inspect building tools and equipment.
- Identify, locate, and operate all shut-off valves for equipment and shut-offs for buildings.
- Maintain maintenance inventory and requisition parts and supplies as needed.
- Troubleshoot and perform basic repairs on building Mechanical, Electrical, and Plumbing (MEP) systems limited to licensing and pursuant to applicable codes.
- Maintain security protocol and systems that provides a high level of safety for property tenants. Security includes all systems and communication with vendors and building management.
- Provide written status updates on projects to property manager and/or executive team as needed and directed by property manager.
- Ensure the properties meet all legal requirements in collaboration with recommendations from legal counsel, vendors, and outside contractors.
- Provide and foster positive relationships with tenants, employees, contractors, and vendors.
- Maintain and manage relationships with vendors that results in lowering costs of procured services and purchases made for the properties.
- Manage the Company’s inventory, ordering, and equipment in accordance with company budget and policies.
- Operate all building systems, including the buildings’ computerized HVAC systems, elevators, generators, and boilers.
- Operate the card access and security camera systems.
- Assist with building emergencies.
- Perform maintenance duties when needed or as assigned by the President or Property Manager.
- Maintain a core schedule to ensure the efficient operations of the properties, including on-call rotation up to six (6) days per week.
Other Duties
- Keep all communication devices, including phones and computers, sufficiently charged or powered for efficient Company operations.
Eligibility Requirements
- High school diploma or equivalent.
- Must understand and apply compliance with applicable OSHA safety standards, Commercial Building Fire and Safety Codes
- Training/experience certifications with plumbing, electrical, carpentry and HVAC systems.
- Apprenticeship: formal training is preferred but job experience is accepted.
- Must be able to understand and follow Safety Data Sheets.
- Must have a valid non-commercial driver’s license and be insurable; requires regularly driving between properties.

Understands when it is time to call in contractors with the approval of the senior property manager or property director.

- Travel - travel in your personal car for daily work is required; travel reimbursement applied.
Work Environment and Physical Demands
Additional Qualifications
Ability to work in an office building environment including working on roofs: usually well-lit and ventilated; temperatures will vary, including working outside in inclement weather. Subject to hazards with proximity to moving mechanical parts, electrical currents, working in high places and close quarters, and exposure to high heat and some chemicals. Noise level can range from quiet to noisy.
Specific abilities required by this job include: visual acuity to perform visual inspections involving small defects, handling small parts, and ability to operate machinery, normal hearing acuity, ability to occasionally transport and lift up to 80 pounds, ability to transport oneself as needed throughout the day, ability to sit and use computer workstation, including keyboard and visual display terminal, for extended periods of time; this can be a physically demanding job requiring lifting, digging, cutting, climbing ladders, standing, bending, lifting up to 25-80 pounds on a regular basis, using manual tools, power tools and assisting handicapped people, manual dexterity (eye/hand coordination); repetitive arm/hand movements
- The Company is a 24/7 operation and nontraditional or extended hours (including weekends) will be required.
