Responsibilities:

  • Perform maintenance, preventative maintenance, and repair on HVAC, refrigeration equipment, electrical, plumbing and other systems.
  • Troubleshoot and repair/replace all air conditioning units, split systems, self-contained units, roof top units, VAV’s, ERU’s, cooling towers, exhaust fans and related systems and equipment to include but limited to compressors, condenser fan motors, starter capacitors, etc.
  • Replaces belts, filters and lubricates equipment as required.
  • Troubleshoot building systems through performance analysis.
  • Troubleshoot, repair and adjust electronic and line voltage controls.
  • Troubleshoot and repair electrical control circuits for all types of HVAC equipment.
  • Maintain and repair self-contained units, roof top units, water source heat pumps including adjustments to airflow and temperatures to achieve maximum energy efficiency and comfort level.
  • Conduct water tests and chemically treat condenser water system. Coordinate with water treatment vendor as required.
  • Use Facilities Building Automation System (BAS) to locate system problems and take corrective action. Use desktop and laptop computers to access and operate control systems and related control devices.
  • Maintain work logs, simple records, and prepare reports as needed.
  • Clean mechanical room, pick up and deliver parts.
  • Optimize system/equipment operation for efficient energy management and energy reduction.
  • Performs all electrical repairs and recommended service on non-HVAC equipment as needed.
  • Performs daily inspections of all building HVAC, electrical, plumbing and fire alarm systems and documents on checklists.
  • Orders maintenance supplies and maintains inventory.
  • Supervise staff as required.
  • Adheres to fire and safety regulations in the performance of the above duties including wearing proper personnel protective equipment (PPE).
  • Responds to emergencies.


Requirements

Education/Experience:

  • High school diploma plus a minimum of 15 years related HVAC and electrical experience.
  • Trade school diploma in HVAC/R which at a minimum includes coursework in electricity, schematics, pipe brazing, ducting, air movement, domestic and commercial refrigeration, HVAC, heat pumps, sheet metal fabrication, controls, and troubleshooting.
  • North American Technical Excellence (NATE) HVAC/R certification preferred.
  • Direct experience in HVAC, refrigeration troubleshooting and repair. This should include soft soldering, brazing, electrical schematic reading, equipment installation, electrical troubleshooting, calibration techniques, and an understanding of the pressure/temperature characteristics of the various refrigerants and dhow these apply to refrigeration troubleshooting and efficient equipment operation.
  • At least 5 years supervisory or foreman experience in maintenance or construction.
  • Must possess and maintain EPA Section 608 refrigerant certification.
  • Most be capable with Microsoft Windows and Excel.
  • Prior experience with Dynatech BAS preferred.
  • Ability to bend, squat, crawl, climb and reach frequently.
  • Ability to work overtime when required.
  • Must possess a valid state driver’s license.
